Closing Services:

Coordinate preparations for the closing (including transfer of title in a sale transaction)

Preside over the actual closing process

Collect and disburse mortgage proceeds ( and other funds from buyer/seller)

Assure that the closing documents are properly recorded

Deliver payoffs on a timely basis

Timely preparation and delivery of closed loan and collateral packages

Address any final title policy issues or final lender issues on the closed loan or collateral packages

Handle the escrow of funds as directed for work completion or other matters

Handle, record and disburse CASH transactions

Handle, record and disburse 2nd Stand Alone transactions and Assumptions

Handle, prepare, record and disburse (if need be) for sellers in a For Sale By Owner Transaction

Real Estate Broker Transactions

Order the continuation of your abstract and forward to the Buyer’s/Lender’s attorney for title examination.

Order pest inspection.

Review title opinion for objections and assist in clearing objections.

Calculate and prepare tax prorating statement through date of close.

Provide a closing cost sheet to buyer’s closer on lender assisted transactions.

Order documents from our attorney needed to transfer title (Warranty Deed, Groundwater Hazard Statement, and Declaration of        Value).

As needed, prepare home owners association affidavit for certification of owner’s association assessments, dues or unpaid       charges

Review HUD-1 Settlement Statement and provide copy to seller prior to closing.

Mail recorded deed to buyer after filing.

For Sale by Owner Transactions

Order the continuation of your abstract and forward to the Buyer’s/Lender’s attorney for title examination.

File transfer documents with the appropriate county recorder office.

Disburse funds at closing including seller proceeds, mortgage payoff, real estate tax payment if needed and pay vendors retained       during the transaction.

Mail recorded deed to buyer after filing.
