Title Insurance insures against loss sustained by an insured due to the condition of title
being other than as insured. The beneficiaries of title insurance policies generally are
real estate buyers and mortgage lenders. A title insurance policy protects the named
insured against title defects, liens and encumbrances existing as of the date of the
policy and not excepted from coverage. For a one-time premium, the policy remains in
effect until the property is sold or refinanced.

Escrow
A neutral third party that performs the following functions to
close a real estate transaction:
- Receives a completed and fully executed purchase and
sales agreement and/or lenders instructions.
- Orders and delivers a commitment for title insurance
to the parties of the transaction.
- Orders all necessary payoff statements and demands
to clear the title.
- Prepares all necessary documents to transfer title.
- Prepares the estimated and final closing statements.
- Obtains all necessary signatures, funds and documents
to close the transaction.
- Records and delivers all necessary documents and
disburses the funds according to the parties
and/or lenders instructions.

Washington Contract
Services is a contract collection
company that is able to do most
any kind of collection…
- notes
and deeds of trust
- car,
boat, or truck payments
- lease
option payments
- multiple
sellers or purchasers
- multiple
heirs to estates
…each with their own separate tax reporting as per their interest.
They are also able to handle reserve accounts
for taxes, insurance, dues and assessments,
road maintenance, each with
the cost of $5.00 per installment. We also feature developer accounting.
That would consist of at least 20 accounts on the system for an
individual,
reduced monthly fees, with month end reports broken down
individually,
and then recapped on a final accounting sheet.
We provide monthly payment coupons to the
pay or, and are able to send late notices.
We do true escrows, upon request, and we do foreclosures on a
limited basis,
case-by-case consideration.
We can collect for not only our immediate

but also outlying areas as well as out of state.
