The Closer serves as a neutral party communicating with all parties involved.
Duties include:
- Receiving and holding all funds and documents to the purchase pursuant to written instructions.
- Complying with the lenders requirements in its instructions.
- Ordering title insurance and assisting in the satisfaction of the title commitment requirements.
- Request payoff statements from existing lenders.
- Holding inspections reports, deeds and insurance documents.
- Completing or obtaining the deed and other documents.
- Prorating taxes, interest, insurance, rents, and other costs related to the Closing pursuant to written instructions.
- Conduct the Closing according to the instructions of the buyer, seller and lender.
- Disbursing funds as authorized by the instructions, including charges for real estate commission, loan payoffs, title insurance, taxes, recording fees and other costs.
- Preparing final closing statements, accounting for the disposition of all funds.
Buyers Closing Package
For buyers for whom we provide title insurance, we provide a package that includes all documents that the Buyer signed at the closing table, including the Buyer’s Final Closing Statement, Buyer’s Final HUD-1 Statement, Title insurance commitment, all loan documents, (CC&Rs) Covenants, Conditions and Restrictions (if applicable), and inspection reports.
Seller Closing Package
For sellers in our transactions, we provide a package that includes all documents that the Seller signed at the closing table, including the Seller’s Final Closing Statement, Seller’s HUD-1 Statement, Deed, Title insurance commitment, Payoff statements, demands, inspection reports and the 1099-S Input form.
Lender Closing Package
For lenders in our transactions, we provide a package that includes all signed loan documents, certified copies of the Note and Mortgage, Buyer and Seller Final Closing Statements and Master HUD-1 Statements.
