Automated Valuation Models (AVMs)

The Indexed Value Report (IVR) delivers evaluations using algorithms that utilize the assessed value of a property as the base, then adjust it to current market value by applying our index or coefficient, i.e., the relationship of sale price to full assessed value. The valuation is further refined by property type, location, size and other data that formulate the indexed value at a fraction of the cost of traditional appraisals. The Enhanced Indexed Value Report (EIVR) utilizes three comparable sales within the property’s market area. Our analysts then apply the mean price per foot for the three comps to the property's building area to provide an indication of market value. Neither the IVR nor EIVR includes property inspections.
