Property Condition Assessments
The Property Condition Assessment (PCA) report is prepared in accordance with the industry standard ASTM-E-2018-08 to determine the general existing conditions of the building's systems including structural, plumbing, heating and ventilation, air conditioning, electrical, fire protection, finish materials, exterior facades, roof, site amenities, general ADA compliance and vertical transportation. This information is used to estimate the funds that should be reserved for repair of any short-term physical deficiencies or deferred maintenance on a priority basis.
