Lien Priority Insurance
Our Lien Priority Insurance products include Mortgage Priority Guarantee (MPG) and ALTA policy endorsement. The MPG is available in 46 states and the District of Columbia. This is a title insurance guarantee that insures that the lien position of the mortgage does not change due to the executions/recording of the modification. It is issued on loans with a principle balance of up to $1,000,000. Recording of modification is not required and junior lien subordination is not required. FHA/HUD will reimburse the actual cost of both title and/or endorsement. Additional services include a property report, report grading and review, and recording services. Balloon Mortgage Priority Guarantee (BMPG) is also offered for balloon loan modification.
The ALTA policy and endorsement is mainly offered in Florida, New York, New Mexico and Texas, where MPG is not available. The ALTA and ALTA endorsements provide a full title commitment disclosing any issues on title. It is nationwide coverage and offers a single-point-of-contact service and central location for ordering, quoting and delivery via our WebTrack system. It tracks down the previous insurer and coordinates the endorsement with the issuing title office. Additional services include title reports, report review and grading, and recording services.
