Closing Coordination
We coordinate with you, your transferee, and real estate agents to make certain settlement fees are customary and accurate for the area. And we make certain that you receive the proceeds and all closing documentation within 24 hours after disbursement.
Destination Title & Closing Services
First American Title’s Relocation Advantage Division assists your transferees with their destination by acting as a liaison between you, the transferee, the selling agent, and the transferee’s new lender. We also make certain that fees charged on the HUD-1 settlement statement are customary and accurately reflect the purchase agreement, Good Faith Estimate, and lender closing instructions.
Document Preparation
First American Title’s Relocation Advantage Division prepares state-specific documents for the transferee, assisting the legal transfer of their property title, and reviews these documents for proper execution to guarantee recordation.
Equity Calculations
First American Title’s Relocation Advantage Division calculates the transferring employee’s equity by prorating updated tax, mortgage, and HOA information. We also prepare a seller’s equity statement and file a1099S when applicable.
Final Property Reconciliation
First American Title's Relocation Advantage Division prepares a final property report for your corporate client by detailing all expenses and credits incurred during the real estate transaction.
Order Processing
We place title orders within our national network of First American title offices, agents, and approved attorneys, and provide confirmation within 24 hours of order receipt. We then track the order for timely delivery of the commitment.
Title Clearance
First American Title’s Relocation Advantage Division reviews the title commitment for potential title defects. Our title report summary gives you a snapshot of the status of the title. We’ll work to cure any issues prior to closing.
Vacant Home Insurance Administration
First American Title’s Relocation Advantage Division notifies the vacant home insurance underwriter that the property is vacant and coverage should begin. At resale closing, Relocation Advantage calculates and collects the premium due.
