This report consists of a desktop evaluation of the subject property based upon public records data about the physical characteristics of the subject property. An exterior inspection of the property is made by one of our nationwide network inspectors, who provide photographs of the property and street scene (interior photos are available as an option); neighborhood description, a rating of the physical condition of the improvements, any obvious environmental concerns, or items of deferred maintenance. Our analysts then gather comparable sales on the basis of this information and analyze the comparable sales using quantitative analysis to form an opinion of value. The CER also features an aerial photo with subject property and comparable sales plotted. This report includes a signed certification by the analyst/reviewer.
