Deferred Maintenance Assessments
Deferred Maintenance Assessment (DMA) reports contain information about a structure and its components vital to investment and finance decision making. Adhering to ASTM-E-2018-08, the current industry standard, a DMA report determines the condition of a building's systems to establish the estimated cost to repair short-term (up to 1 year) physical deficiencies and deferred maintenance that may not warrant immediate attention. Systems include structural, plumbing, heating and ventilation, air conditioning, electrical, fire protection, finish materials, exterior facades, roof, site amenities, general ADA compliance and vertical transportation. DMA reports do not include a 12-year reserve schedule. The report provides appropriate due diligence for a real estate transaction.
