Environmental Site Assessments (Phase I)
Phase I Environmental Site Assessment (ESA) reports are prepared in accordance with ASTM Standard E 1527-05 to identify, to the extent feasible, recognized environmental conditions (RECs) in connection with the property.

What do we offer?
- Site inspection to include observations of vegetation, soil conditions, tanks, transformers, wells, pits, ponds, lagoons, piping, drains, dumping, odors, etc., to determine if there are any recognized environmental conditions.
- Historical review of documents and maps from multiple sources. Also reviews of federal, state and tribal environmental databases for the property and the surrounding properties as required by ASTM E1527-05.
- Interviews with owners, occupants, neighbors, state and local government officials and others familiar with the property.
- Written report documenting the investigation with findings, conclusions and recommendations.
- Safe harbor protection if the property is found to be contaminated after the transaction is completed, qualifying the user for one of three defenses: Innocent purchaser defense, adjoining property owner defense and bonafide prospective purchaser defense.
